HOMEOWNER’S
ASSOCIATION MEETING
APRIL 11,
2022
Attendees: Karen Grant, Jim Glynn, Shirley Hosner, Tony Mahoney,
Tom Becker, Vinny McCrave and Ken Dobosz.
Absent: N/A
Karen Grant called the
meeting to order at 7:05pm.
Secretary Report: Tony Mahoney asked if anyone wanted him to read the
minutes from last month’s meeting, everyone was okay with him not reading the
minutes. Tony then asked the minutes be approved. Karen Grant made a motion to accept the
minutes, Shirley Hosner seconded the motion and all were in favor. Approved.
Treasurer’s Report: Shirley Hosner reported the following Financial
Reports:

Shirley asked that the
Financial Reports be approved. Karen made a motion to accept the financial
reports, Tony Mahoney seconded and all were in favor. Passed.
Shirley went over outstanding
dues that are owed and we are still waiting for payment from the county for
Jackson Park.
Activities going on: Hot Dogs and Brats on Tuesdays, 11:00 to
12:30

Golf Report: Ken Dobosz reported the
following:

Ken thanked all the
volunteers who work or has worked on golf course by having a pizza party. He
reminded them that the golf course still needs them.
ARC Review: Jim Glynn reported that 10 applications have
been submitted and approved.
Rules & Regulations: Tony Mahoney
reported that the committee is in place. Rose Rybak is doing a great job.
Getting to everyone asap.
CERTS: Vinny McCrave reported the he is trying to
get the generators working for summer, also the lights.
CAP: Karen Grant reported from March 28th’s
meeting that there is a lot of break-ins going on around our area, none in Polo
Park. Increased break-ins especially in gated communities stealing golf carts –
keep eye out on neighbors carts/cars. Take a picture
of golf cart and give to office for them to put in your file. Next volunteer
meeting is April 25th.

Buildings & Grounds: Tom Becker reported on the following:

Pools – Our pools
have issues – Challenger has the most of them. Fiberglass coating is coming
apart, 7 or ore spots that keep growing. Not sure if Marianne has contacted
anyone. Tom has 2 quotes = resurfacing - $39,000 and $60,000. We can patch but
it will just keep getting worse. Needs attention asap.

Umbrellas –
remember to close them before you leave the pool area, even if you did not open
them. We have had a few blow away on the windy days. Secure with cords. Pool
committee is working on getting new ones.
·
Unlocking of
pools – Pool committee wants to leave them unlocked going forward. Suggestion
is to keep them unlocked from May 1st to September to see if anyone
abuses this. Shirley reminded Tom that if anyone would come in after dark, insurance
would not cover this. Ignore motion.
·
Thermostats – we
have had people come in after events and the thermostats were not turned to
where they belong. Just a reminder to be very conscientious in setting them
where they belong. Air conditioning units used to be serviced by Watts, going
forward we will be using VROOM.
·
Compound/Dumpster
– Oscar will be putting a concrete slab for $1,800.00 Tony Mahoney motioned,
Jim Glynn seconded and all were in agreement. Passed.
·
Palm Trees –
There are some palm trees that need to be taken down around Challenger
Clubhouse due to blocking of rain gutters and down spouts. Don’t need to take
any of them besides 2 at the front entrance of clubhouse and 2 in the driveway
that is blocking the night light. Oscar gave a quote for $1,500 for 7 trees so
will need to check with him to see how much it would be for only 4. Volunteer
crew possibly cut down the trees in front of the clubhouse, or Butch could be
asked. Will table this until next month’s meeting.

Gator – purchased
another gator, got rid of Jacobsen. Now have 2 gators.
·
Roof – Challenger
has leaks and looked at a number of issues to take care of. Trying to find the
best solution for the community. Inspector gave us 2 options – new roof or
resurfacing. We received a bid from Thayer Roofing for $49,800 to resurface the
roof with a 20-year warranty and workmanship is also covered. We also got a bid
from Imperial Roofing back in November (they were the only company to give a
bid) of $115,000 to replace. A discussion went around the room with people
having their say as to how they feel about resurfacing as opposed to a new roof.
Tom made a motion to
approve the bid from Troyer Roofing to resurface the roof. Jim Glynn seconded
and there were no all ayes. Karen then asked each Board member what they voted:

only votes if there is a tie
Subsequently, we had 3 yes
votes, 1 no vote and 2 abstain. Therefore, the vote is passed on coating of the
Challenger Clubhouse roof.

A few things that
didn’t get voted on at the last buildings and grounds meeting was gates for the
compound (people borrow and never return) and stones.
Karen Grant made a motion
to adjourn the meeting at 8:45pm, Tony Mahoney seconded the motion and all were
in favor.
